Holland Cross Case Study Water and Waste

Holland Cross is a 276,861 square-foot multi-use property owned by LaSalle Investment Management. Managing the property since 2008, Colonnade BridgePort has helped LaSalle exceed its aggressive environmental targets and achieve LEED® Gold Certification.

While the major focus at Holland Cross has been energy efficiency (see Energy Efficiency case study), Colonnade BridgePort also took measures to reduce water consumption and divert waste. Since 2014, two water consumption audits have resulted in efforts such as the installation of low-flow, high-efficiency fixtures in all renovated washrooms and existing kitchenettes. As a result, the property’s water consumption decreased 30 per cent between 2013 and 2018.

This reduced water consumption put Holland Cross in the top 25 per cent of Canadian office buildings and beat LEED requirements by 30 per cent. It also surpassed LaSalle’s target of a 10 per cent reduction in landlord-managed water use from 2012/13 levels, despite the installation of four rooftop units that utilized evaporative cooling, and beating the LEED water use baseline by 30 per cent.

To address waste diversion at Holland Cross, Colonnade Bridgeport expanded the recycling program to include printer cartridges, batteries and electronic waste, and implemented a food waste composting program.
