National Capital Business Park – Industrial Space Has Never Looked So Good and Yet Been So Functional

Avenue 31’s National Capital Business Park is bringing much needed industrial space to Ottawa, and Colonnade BridgePort is pleased to have been awarded the property management mandate as the buildings come online.
This new $400-million business park is located on 99 acres just off of Highway 417 at Hunt Club Road in Ottawa. Geared towards logistics, e-commerce, and the distribution of goods, this Class A industrial space currently has three buildings complete, and five more planned.

Construction began in 2021 with the 145,000 sq.ft. building, 1000 Last Mile Drive, which is now fully occupied by tenants Mitten Siding and Accessories, EMCO, and Dustbane Products Ltd. The 131,000 sq.ft. building, 1201 Logistics Private, welcomed its first new tenant, FedEx, on December 1, 2022; 1000 Logistics Private, which measures approximately 162,000 sq.ft. is anticipated to welcome tenants in March 2023.

National Capital Business Park breaks away from the traditional industrial look to offer an elegant, colourful setting; while addressing essential industrial requirements such as significant clearance heights, exceptional loading facilities, overflow trailer parking and outdoor storage Sustainability is also a key aspect of the development, and once complete, the park will boast green roofs and 30per cent tree canopy coverage, over 2,400 new trees, as well as a green energy microgrid.
